Virtual Neighborhood Meeting: July 23, 2020, 5 - 6 p.m.

Dear Neighbor,
We hope you are able to attend the video conference meeting to discuss a Site Development Plan for a proposed retail post office project on the lot at 220 S. Wilcox Street, which is the vacant lot south of the Dairy Queen and north of Wells Fargo Bank in downtown Castle Rock. We are looking for your input as we are in the review process with Town staff. Please see the instructions below on how to join the meeting and to participate in the discussion. If you are unable to attend this second neighborhood meeting, but would like to submit written comments, please send them to Brett Dahlman or Julie Kirkpatrick at the addresses listed below by July 17 to allow time for potential responses at the neighborhood meeting.

A public hearing is required before the Town’s Design Review Board, which has not yet been scheduled. The purpose of this meeting is to allow the applicant an opportunity to present the proposed project, gather feedback, and address any questions you may have. The applicant and a Town planner will attend this meeting to answer questions about this proposal and about the Municipal Code requirements and public hearing process for this Site Development Plan.

Project Information:
This project proposes a new, United States Postal Service retail facility, measuring approximately 5,380 square feet. The main entrance to the building would face S. Wilcox Street. The south side of the building would include an at-grade loading dock and would be screened from view as much as possible. Drive-up mail drop-off boxes would be on the east side of the building. The project also includes existing parking and the addition of accessible parking adjacent to the building. Please see the attachments for more details.

Due to the Governor’s safer-at-home order, this will be a virtual meeting, held remotely. If you are unable to attend this meeting, yet have questions or comments about this project, please contact Brett Dahlman at Quattro Development (the project applicant) at the contact information below by July 17.

A project presentation will be made by the Developer, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed.

• All participants will automatically have their video/audio turned off upon entry to the meeting.
• Panelists, including Developer and Town staff, will have video/audio available in order to make the presentation and answer questions.
• Questions will be held until the end of the initial presentation by the Developer.
• Please be aware that there may be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate during the limited meeting time period.
• Please be aware that the meeting will be recorded to ensure an accurate record of comments and questions about the project.
