Virtual Neighborhood Meeting: Thursday, May 17, 2021, 6 p.m.

Dear Neighbor,
We hope you are able to attend a video conference meeting to discuss a proposed Site Development Plan for 404 N. Perry Street. Located on the northeast corner of N. Perry and Fourth Streets, the proposed Perry Street Social District includes redevelopment of the existing retail businesses, ice rink, and residence. We are looking for your input before we begin the Site Development Plan review process with Town staff. Please see the instructions below on how to join the meeting and how to participate in the discussion. If you are unable to attend this first neighborhood meeting, but would like to submit written comments, please send them to Krysta Houtchens, applicant’s consultant, or Julie Kirkpatrick, Town of Castle Rock, at the addresses listed below by May 11 to allow time for potential responses at the neighborhood meeting.

A public hearing is required before the Town’s Design Review Board, which has not yet been scheduled. The purpose of this meeting is to allow the applicant an opportunity to present the proposed project, gather feedback, and address any questions you may have. The applicant and a Town planner will attend this meeting to answer questions about this proposal and about the Municipal Code requirements and public hearing process for this project.

Project Information:
Perry Street Social District/Perry Street Collective LLC, would like to convert this downtown block into a mini “entertainment district,” which would include a craft beer taproom, three additional food and beverage concepts, and the common covered area pavilion. The pavilion would be used as a beer garden for the majority of the year and an ice rink during the winter months.

Due to recommended COVID precautions and social distancing requirements, this will be a virtual meeting, held remotely.

A project presentation will be made by the applicant, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed.

  • All participants should have their video/audio turned off upon entry to the meeting
  • Panelists, including developer and Town staff, will have video/audio available in order to make the presentation and answer questions
  • Questions will be held until the end of the initial presentation by the developer
  • Please be aware that there may be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate during the limited meeting time period
  • Please be aware that the meeting may be recorded to ensure an accurate record of comments and questions about the project
