Public Notice - The Ridge at Crystal Valley – Site Development Plan - HYBRID MEETING

Notice is hereby given that an application has been made regarding a proposed Site Development Plan (SDP) and Skyline Variance in your area, known as, “The Ridge at Crystal Valley”. The project is located east of Lanterns and Bell Mountain Ranch and north and west of Sellers Creek Ranch.


Crystal Valley Ranch Development Company is proposing a residential project consisting of 142 single-family homes, buffers and open space on a total of 116 acres. The Site Development Plan area includes 46 acres within Planning Area 15 (E) of the Crystal Valley Ranch PD and 70 acres within the Ridge Estates PD. Approximately 28% of the site is planned for public or private open space including boundary setbacks/open space buffers on the east, south and west sides of the neighborhood where adjacent to larger lots and existing open space. Neighborhood access is proposed through Crystal Valley Ranch at Hickory Oaks Trail with secondary access via War Knot Lane, in the southern portion of the site, and tertiary access by Quarry Mesa Drive at the northwest end of the site. A skyline variance is also being requested with this application. if the skyline variance is approved it would allow for a maximum height of 35-feet, rather than 25-feet for 25 lots.

Planning Commission will hold an in-person public hearing on said application on Thursday, Sept. 23, 2021 at 6:00 p.m. at the Town of Castle Rock Town Hall, Town Council Chambers – 2nd Floor, 100 N. Wilcox Street, Castle Rock, Colorado.
