Dear Neighbor,

You are cordially invited to a virtual neighborhood meeting regarding a proposed Site Development Plan (SDP) in your area, known as, “Kompass at Montana Vista”. This is the first neighborhood meeting for this proposed project and will take place on Oct. 18, 2021, 6:00-7:00 p.m. MDT. The project is located at the end of Montana Vista Way, near the intersection of East Allen Street and Alexander Place. 


The proposed project is subject to the Town’s Residential/Nonresidential Interface Regulations along the southern boundary of the property where our project is adjacent to open space and multi-family residential. The purpose of this neighborhood meeting is to share, obtain feedback and answer any questions you may have about the proposed screening intended for the interface area.   


SDP Proposal

KULINARY HOLDINGS II CASTLE ROCK UPPER LLC, is proposing to construct an approximately 13,000 sq. ft. two-story dine-in restaurant and related parking on the stated Kompass at Montana Vista property.  The property abuts Town of Castle Rock Open space to the south, and south of that open space, is a multi-family residential property – Echo Ridge Apartments.  The proximity of our project to the multi-family residential property triggers the need to follow the Town’s Residential/Nonresidential Interface Regulations. These regulations require a 20’ wide buffer with appropriate screening between our project and Echo Ridge Apartments. Two other parcels to the north adjacent parcels are included in this SDP, however they are not subject to the Residential/Nonresidential Interface regulations.
