Notice is hereby given that Dawson Trails I, LLC, a Colorado Limited Liability Company, and Dawson Trails II, LLC, a Colorado Limited Liability Company, on behalf of owners of record (collectively “Owners”), has made application for, and is requesting approval of the Dawson Trails Planned Development, a Major Planned Development Amendment to the Dawson Ridge Planned Development and a portion of the Westfield Trade Center Planned Development. The property is located west of Interstate 25, north and south of Territorial Road within the boundaries of the Town of Castle Rock.
The proposed Dawson Trails Planned Development (PD) is approximately 2,064 acres. The PD Zoning would allow a maximum of 5,850 dwelling units to include single-family attached and detached, townhomes, condominiums and apartments. A maximum of 3,200,000 square feet of commercial, office, retail, restaurant and industrial uses would be allowed. The development plan contains three character areas which contain diminishing densities and intensity of uses moving from the east to the west. Open space and public land dedication equals about 976 acres, or 47% of the total PD. School sites are included in the public land dedication, as is property for a future fire station, park and ride, water treatment and other public facilities. Trail amenities are planned throughout the development and sites for regional park facilities are set aside.
