This is a notice of a public hearing to be held before the Town of Castle Rock Planning Commission on Thursday, March 9, 2023 at 6 pm for consideration of a proposed Site Development Plan for a 136-acre property located in The Meadows, north and east of the intersection of Wolfensberger Road and Coachline Road. The project is known as Meadows Filing 16, Parcel 6. The meeting will be conducted in a hybrid format, which allows for either in-person or virtual attendance and participation.  

 

Planning Commission will consider the land use application, will take public comment and will conclude with a recommendation to Town Council. Town Council is the decision-making body and may approve or deny the application, or may approve the proposal with conditions.  

 

Project Description

 

Meadows Filing 16, Parcel 6 has an existing site plan for 59 single family residences, that was approved by Town Council in 2006. The proposed Site Development Plan amendment reduces the lot sizes and adds 18 lots for a total of 77 single family, detached residences, which is within the total allowable number of units in Parcel 6 per the Meadows 2003 Planned Development Plan and Zoning Regulations. The amendment also increases the setback between the back of the residential lots and the Red Hawk Ridge Golf Course, and increases the total open space acreage in Parcel 6. The attached graphic shows the comparison between the approved and the proposed site plans.

 

The proposed gross density is .56 dwelling units per acre and the maximum building height is 35 feet. There will be two points of access from Coachline Road. A connection to the existing trail system will be provided.

General Public Hearing Information

 

The agenda and Planning Commission packet for the March 9 meeting will be available on the Town website by Friday, March 3. It can be accessed by clicking “View Current Agenda” at https://crgov.com/2190/Planning-Commission. When it is time for this item to be heard at the public hearing, staff will give a presentation on the proposed project. The applicant also has the option to give a presentation on the proposed project. An opportunity for questions and answers will be available after the presentations and once public comment period has been opened. All participants who wish to speak will be given the opportunity to do so.
