Public Hearing – The Oaks of Castle Rock, Filing 2A – Proposed Site Development Plan

You are invited to attend a Town Council public hearing for the proposed Oaks Filing 2A Site Development Plan.  This is a hybrid meeting. The purpose of this meeting is for the Town Council to consider the proposal and Planning Commission recommendation, take public comment and take final action on the site plan proposal.   Town Council may approve, approve with conditions, or deny the application, as well as continue the public hearing if additional information is needed.

Project description

The proposed Site Development Plan is for 114 single family homes in a neighborhood consisting of approximately 165 acres.  The lots are a minimum size of one-half acre and the homes will be custom or semi-custom builds.  Approximately 93 acres will be set aside for open space and public land. A hard surface multi-use trail will extend through the site, to the grade separated crossing at Plum Creek Parkway, connecting to the Sellars Gulch Trail, north of the property.   Development on the site is impacted by the Skyline Ridgeline Protection regulations where some building heights are restricted and mitigation measures are required.  The primary access will be from Plum Creek Parkway, with the internal road meandering through the site and connecting to Castle Vista Drive at the southeast corner of the development. Streetscape is required throughout the site and adjacent to the property frontage on the north and south sides of Plum Creek Parkway.

General public hearing information

The Town Council agenda can be accessed by clicking “View Current Agenda” at https://crgov.com/2841/Council-Agendas.  The agenda for the December 19th Town Council will be posted no later than close of business on the Friday prior to the meeting. 

When it is time for this item to be heard at the public hearing, staff will give a presentation on the proposed project, followed by a presentation by the applicant.   Please note that
 

  • An opportunity for the public to ask questions and provide comments and concerns will be available after the presentations, and once public comment period has been opened by the Mayor. All participants who wish to speak will be given the opportunity to do so,
