Virtual Neighborhood Meeting:  Tuesday, April 27, 2021, 6-7 p.m.

Dear Neighbor,
We hope you are able to attend a video conference meeting to discuss a proposed duplex home (2 single family homes attached within one structure) on the vacant lot at 6 S. Cantril Street, which is within the Craig and Gould’s neighborhood. Located south of the South and S. Cantril St. intersection, the property is north of the Douglas County Fairgrounds and Town trail. We are looking for your input before we begin the Historic Preservation review process with Town staff. Please see the instructions below on how to join the meeting and how to participate in the discussion. If you are unable to attend this first neighborhood meeting, but would like to submit written comments, please send them to Eric Helwig, Developer, or Julie Kirkpatrick, Town of Castle Rock, at the addresses listed below by April 21 to allow time for potential responses at the neighborhood meeting.

A public hearing is required before the Town’s Historic Preservation Board, which has not yet been scheduled. The purpose of this meeting is to allow the applicant an opportunity to present the proposed project, gather feedback, and address any questions you may have. The applicant and a Town planner will attend this meeting to answer questions about this proposal and about the Municipal Code requirements and public hearing process for this project.

Project Information:
Eric Helwig, Developer, would like to build a duplex structure and detached garage. Each duplex unit would total approximately 2,000 square feet, for a total building square footage of approximately 4,000 square feet. The detached garage structure would total approximately 500 square feet. The duplex would be two stories above grade. Vehicle access to the site would be through the rear alley to the detached garage. Landscaping would be primarily xeriscape or similar, with limited or no sod. Due to recommended COVID precautions and social distancing requirements, this will be a virtual meeting, held remotely. If you are unable to attend this meeting, yet have questions or comments about this project, please contact Eric Helwig at the contact information below, by April 21.

A project presentation will be made by the applicant, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed.

  • All participants should have their video/audio turned off upon entry to the meeting
  • Panelists, including developer and Town staff, will have video/audio available in order to make the presentation and answer questions
  • Questions will be held until the end of the initial presentation by the developer
  • Please be aware that there may be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate during the limited meeting time period
  • Please be aware that the meeting may be recorded to ensure an accurate record of comments and questions about the project
