You are cordially invited to a neighborhood meeting regarding a proposed Site Development Plan Amendment in The Meadows Town Center for a mixed use project. The proposed development would be located on three undeveloped parcels located northeast (NE), southeast (SE) and southwest (SW) of the intersection of Mercantile Street and Future Street.
This is the third of three neighborhood meetings for this proposed project. The purpose of this meeting is to share the revised site development plan and any changes made since the previous neighborhood meeting, gather feedback and answer any questions you may have. The meeting will be held in a virtual format only. Meeting participation information is listed below.
Project Description
The Garrett Companies is proposing development of a mixed use (residential and commercial) project. The residential units will be a mix of townhomes and apartments totaling 85 units. All residential units will be offered as a for lease product.
Six two-story townhome buildings are proposed for the largest of the three lots, located on the SW corner of Future Street and Mercantile Street. Each unit will have a two-car tuck under garage. This lot will also include a pool with an exterior residents-only amenity area, a mail kiosk, and required surface parking.
The lot located on the SE corner will consist of one four-story building comprised of one- and two-bedroom flats and six single-car tuck under garages. Other surface parking includes eight detached garages and 13 surface parking spots. A residents-only amenity space will be located on the ground floor.
The third lot, located NE of the Future/Mercantile Streets intersection, is proposed to have one four-story building with one- and two-bedroom flats, plus approximately 6,000 sf of leasable retail space or amenity space on the ground floor fronting to Mercantile Street. There is also a row of eight detached garages and 13 surface parking spaces are planned on the site. Attached is a project vicinity map and conceptual site plan for your reference.
General Neighborhood Meeting Information
At 6:00 pm, a presentation will be made by the development team highlighting the proposal. This will be followed by an opportunity for questions and answers. All participants who wish to speak, will be given an opportunity to do so.

In addition, in advance of the meeting you may provide any written feedback or questions that you would like addressed during the meeting to either the Applicant or Town of Castle Rock by 5:00 pm, Monday, Nov. 28, 2022.
